Here's what I consider to be my most valuable short sale tools:

Greenfax.com-I am totally paperless and like to have proof of what was sent in in my computer files. I also use this to fax stuff in to myself.

Carbonite.com- backing up all of my files since I don't have a paper copy

HP Tablet PC-So I can sign and markup what I need to without having to print and scan in.

Microsoft Excel-to calculate the net proceeds on deals and do a net sheet
Microsoft Word for my short sale letters, faxes and preparing an index for my packages.

PDF Converter Professional 6.0- To prep, write in changes and consolidate my sales contracts, listing agreements, addendums. I also use this to prepare my own preliminary HUDs

Yes, sounds like a great tool as well. Short Sale Commander also allows access for users that you set up for access and at what level. It too also packages up short sale very nicely with the 1st 2 pages that is created by the system, makes it very professional looking. I looked at probably 3 short sale tools and price wise, I found this affordable and easy to manage. Some of them out there is just too overpriced. I'm looking to add commercial short sales this year so I'm very happy to have a great tool to store and package up nicely for the banks.

I use ShortSaleBuilder.com as my back office. In my team, we have 3 partners, 1 primary Realtor (many others but primary one does extra stuff for us), 1 attorney/negotiator, 1 title agent dedicated to us, other staff members, and students we coach. We needed a place that allows us to set permissions on who sees which cases and what they can actually add/change/delete. Short Sale Builder is our choice though I have also heard good things about Short Sale Commander and Realeflow. Nothing beats a good back office.

I just got a completed short sale package for a case that goes into foreclosure in 2 days. I got the extension due to the completeness of the package and the organization/presentation from Short Sale Builder. I know this sounds like a pitch, which is why I did not include an affiliate link.

Magicjack... I tried several times last year and "occasionally" it would go through. I use RingCentral now with an auto-feed scanner to fax out. Ring Central is excellent.

My Magicjack has died on me for the last time. I used it for about 1 year (or tried to). Many issues with it sometimes not being recognized, sometimes a 'broken' message displayed, etc. They have a 'upgrade.exe' on their website and when used with a few registry hacks I was able to get it working a few times. But now is dead for good.

CutePDF is excellent little piece of software. It installs as a 'printer'. So when I want to create a PDF from ANY application (Word, Excel, anything...) you just select 'print' and in the list of printers will be CutePDF, select it and it will ask you to name the PDF file you want to create. Cool, fast, simple.

I manage all of my short sales using ManageMyShortSale It's an awesome tool to manage your follow ups and create your HUD-1's. It also has a large database of lender short sale packages and contacts along with a forum like this. You can sign up for a 30 days free trial of it too.

I use SugarSync for all of my file backups. It backups any files I change or add to the folders I sync as soon as I change or add them. Plus it syncs my docs across mulitple computers and I have access to them on the web and even through my iPhone. You can even get a free account for up to 2GB of storage.

I use Metrofax for all my faxes. Cost me about $12 a month for 1000 pages in or out.

I use the full version of Adobe Acrobate Pro for all my docs and packages. Though I am in collaboration with the developers of ManageMyShortSale to develop a short sale package builder that should be intigrated with the system in the next couple weeks.

I also use Google Voice for all my outbound toll calls when calling lenders. Whenever I have a number that is not toll free, I use my Google Voice number to call out on. I don't use my Cell so I don't rack up my minutes and I don't have an unlimited plan on my business phone. But Google Voice is free, so I use it to make those outbound calls when I need to.

A bit of disclaimer; I own Short Sale Artisan, we are currently developing our full-blown package generator in the system as well. Right now you can upload all your docs to the system, including ones generated by the system (HUD, offer letter, P&S, etc.) but in the next few weeks we are adding in the ability to "package" them up into a single document, watermark all pages with the loan number, and then e-mail / fax directly from the system, and then keep everything up in the "cloud" so that they are available at any point in time.

BTW: @ Sean Google Voice is an awesome tool as well, very flexible, and can integrate with your cell providers F&F plan, so if you are running short sales and are on hold a lot (not you, right?!!) then it's worth checking out! (unfortunately still needs an invite)
