Hi all. I'm wondering what tactics you take to market your short sale services. Do you approach lenders, homeowners, attorneys? Do you puruse the filings on the registry of deeds and do direct mailings? Do you make short sales a specialty, or deal with them as they come up in your daily business?

I'd love to hear what methods have worked best for you. Thanks!

Hello Kathryn,

I do everything you mentioned above, including some drop-bys. The only thing that has worked consistently is Referrals from past Short Sale Clients.

I am focusing on making short sales my specialty. I also want to refine my marketing strategies and get something that works.

I am finding that I need to get back to basics. So that is my plan. There are so many potential short sales out there - you almost have to hit every other house!

Here in Las Vegas I'm finding that the BK attorneys are on a rampage to get people to file and not even try to go short sale (over 80% of all properties are upside down here).

I do a multi step mailing (target neighborhood I want, price I want, lender I want to deal with) that puts me in touch with prospects at least 6 times over a six week time frame...

No links here... the vendors I use to make this streamlined are:

SendOutCards
Foreclosure Radar
Lentz Wow postcards
and a software that's excel based that compares loan modifications vs going short sale and really drives home the point... when they see the real numbers they stop thinking BK and start signing listing agreements.

I market to Agents, in my local MLS, that have had no activity in their SS listings after 4 months (1 technique). Works great but I don't have much time to do that anymore. That is one way I started though.
